Exploring Patterns of Gentrification in Toronto (2001 to 2016) through Geographically Weighted Regression ©2023

Over the past four decades, gentrification has been visible in the process of urban development in Toronto, Canada. Up to now, much of the research on gentrification has scaled from individual neighborhoods to metropolitans, from tracing the origins of gentrification to examining the influences and consequences of it. Nevertheless, there has been little research exploring the pattern of gentrification in Toronto with geographically weighted regression (GWR) by comparison. This study uses census data and geographically weighted regression to quantitatively estimate the impact and spatial variations of gentrification in Toronto. This research shows how income has been driven by demographic components and housing price, the change of them over the 15-year period from 2001 to 2016, as well as the pattern of neighbourhoods that are considered as gentrified or gentrifiable.
