Recent Retailing Trends and their Impacts on Power Centres: A Case Study of the Greater Toronto Area ©2018

Over the past few decades recent retailing trends have impacted conventional shopping centres within the Canadian retail market. Businesses retreating from the Canadian market, corporations acquiring or merging with other firms, and companies downsizing their services by size and scale have impacted the physical retail landscape of power centres. The purpose of this study is to analyze the impacts of recent retailing trends on power centres within the Greater Toronto Area (GTA) between 2007 and 2016. The research has two objectives: (1) to evaluate the impacts of recent retailing trends on power centres; (2) Assess the new tenants of recently vacant spaces in power centres. Through this research, it was revealed that the number of vacancies within power centres has increased over the 9-year period as particular retail sectors have been impacted by recent retailing trends. The study has also revealed that there has been an increase in the presence of specialty, discount, off-price and ethnic retailers between 2007 and 2016 which could be an indication of where the future of power retailing is headed in the Canadian market.
