The Spatio-Temporal Analysis of Toronto Housing Prices ©2015

Spatio-temporal cluster detection has been applied to many fields, mainly in the fields related to medical science and crime investigation. This research paper endeavors to extend the technique to the real estate market in Toronto, Ontario, Canada. Specifically, the paper applies the Geosurveillance application to the Province of Ontario Land Information Services title ownership data to determine if Spatio-Temporal patterns exist in housing prices from 1994 to 2013. The paper finds that there are patterns in the data, but should be used as a tool in conjunction with other explanatory research techniques. The paper concludes with ideas with which to extend this research for academic, governmental and business interests.
